Boat Ramp- The Caravel boat ramp will be closed for resurfacing beginning Tuesday, May 31, 2022. The resurfacing should take approximately three weeks. However, it should be open and ready for use for the July 4th holiday.
Towing- Last week, including the Memorial Day weekend, 24 trucks and boat trailers were towed. This is a new record for towing in one week. Please get your sticker for your boat trailer. You can purchase your sticker for $10 at the PIPOA Office located at 14015 Fortuna Bay Drive.
Short-term rentals (STRs)- The City has published a first draft of the Citywide short-term rental ordinance put forth by the City planning department. You can read the proposed ordinance at https://www.cctexas.com/str and see other documents related to short-term rentals. I found the draft ordinance to be confusing. That is, the RS-6 zoning for the Island is tied to the area development plan. The area development plan can be changed by the planning department. Therefore, no vote for a zoning change for the plan is required by the City Council. If the Island RS-6 is tied to the development plan, then our RS-6 is in danger of being changed by the planning department. This needs further clarification, if not a serious revision.
The Corpus Christi Association of Realtors and the Statewide Association of Realtors support short-term rentals everywhere. However, many Island Realtors are adamantly opposed to short term rentals in the RS-6 zoning. Perhaps the local realtors will reach out to the City Council and advise the Council of their opposition to short-term rentals for the Island RS-6 zone.
Bulkheads- The lack of drainage on homeowners’ properties is a major cause of bulkhead deterioration. Rainwater and irrigation water creates hydrostatic pressure behind bulkheads and property owners’ retaining walls. The water needs to be drained over the bulkhead and not left to flood behind the bulkhead. In the future, the PIPOA will be asking homeowners to create a drainage system to divert the water from behind bulkheads and go directly into the canal.
Litter Critter- According to the City website, the next Litter Critter is scheduled for July 9, 2022, at the Briscoe King Pavilion off Park Road 22. The time is usually from 9:00 AM to 3:00 PM. Board Meeting- The next PIPOA Board meeting is scheduled for Tuesday, June 28, 2022, at 5:30 PM at the Padre Island Baptist Church located across from Whataburger.
